Rollers are almost always the answer
Sliding doors ride on two tandem roller assemblies. They're steel wheels in a plastic housing carrying 70-plus kilos of glass, and after fifteen years they flat-spot or seize. The door then drags on the track, chews the aluminum and gets heavier every month. New rollers, height reset, and it moves on one finger.
Damaged track
Once a seized roller has been dragged along the track long enough, the aluminum lip rolls over. We straighten what we can and cap the running surface with a stainless track cover, which is a better wearing surface than the original extrusion.
Patio doors and ground-floor security
Standard patio latches are a hook into a keeper — decent against wind, weak against lifting. Ground-floor patios in Mississauga townhouse complexes get anti-lift pins and a proper multipoint lock or foot lock, which is the difference between a two-second entry and a real barrier.

- Almost never. Flat rollers and a chewed track cause it, and both are repairable in one visit while the frame stays in the wall.
- The glass in my patio door is foggy.
- The sealed unit failed and moisture is between the panes. The glass panel gets replaced inside the existing frame — the door, track and hardware all stay.
- Can you fix the screen at the same time?
- Yes. Screen rollers, corner keys and re-screening are done on the same visit while the door is already apart.
