Sagging starts at the top hinge

The top hinge carries most of the load. Its screws work loose into soft jamb wood, the door drops a few millimetres at the latch side and starts catching. Longer screws into the framing pull it back — no planing, no new door.

Doors that won't stay put

A door that drifts open or shut is hanging out of plumb, usually because the frame moved. Correcting the hinge barrel alignment, or shimming the frame back to plumb, stops it. Bending a hinge pin is a two-week fix at best.

Interior tracks

Pocket, bifold and bypass doors run on rollers and a head track. Jumping the track, dragging or refusing to close is almost always worn rollers, a loose track or an out-of-adjustment bottom guide.
